General & Trust
Fair question — a lot of homeowners here have a story about a contractor who didn't. We confirm your start date in writing, and if anything changes on our end, you hear about it from us before it becomes your problem. Want to lock in a date? Request your free estimate and we'll walk you through the schedule up front.
No. What we quote is what you pay, unless you ask us to add something once we're already there. No surprise line items at the end. Get a written quote today and see exactly what's included.
Every day. Floors, furniture, and fixtures get covered before we start, and the space gets cleaned up before we leave — not just on the last day. Reach out for a free estimate and ask us about our daily cleanup process directly.
Yes. Florida doesn't require a separate state license specifically for painting, but we carry real liability coverage and hold ourselves to the same standard as licensed trades — because that's what actually protects you if something goes wrong on the job. Ask us about our coverage when you request your estimate.
Yes. For homes built before 1978, we follow EPA lead-safe work practices as required rather than cutting corners on older homes. This comes up often in Naples given how much of our housing stock dates back to the 1950s through 1980s.
Exterior Painting & Stucco
Yes, and we handle it as part of the job. Cracked or porous stucco lets moisture in, which is exactly what causes paint to fail early in this climate. We patch, seal, and prep before any color goes on. Request your free estimate and we'll take a look at what your stucco actually needs.
It depends on the size of the home and how much stucco repair is needed, but we build the schedule around Florida conditions — humidity affects dry time between coats, and we don't rush that step. You'll get a realistic timeline, not a guess, when you request your estimate.
It comes down to prep and product — proper sealing on stucco, the right primer, and coatings built for coastal UV and humidity exposure. A rushed job or the wrong product is why paint fails early in Naples. Ask us about our exterior process when you request your free estimate.
No — they're different materials with different repair approaches, and we treat them as separate problems, not one generic "stucco" fix. We'll tell you which one you have and what it actually needs when we come out for your estimate.
Yes — this is one of the most common calls we get in the months following hurricane season. We assess the damage, repair what's needed, and repaint. Reach out and we'll get you scheduled.
Interior Painting
Yes — color matching a repaired wall so it blends in is one of the most common requests we get. Bring us the paint info if you have it, and if you don't, we can match it on-site. Ask about touch-up and repair painting when you request your estimate.
Yes — this is one of the most common times we get called, since the unit is empty and there's no disruption to daily life. We coordinate directly with your property manager or building if needed. Get your free estimate scheduled now so summer work is locked in before season ends.
It's our default for those rooms, not an add-on. Given how much humidity we deal with here, it's the right call for almost every bathroom and ceiling job we do. Ask us about it when you request your estimate.
Cabinet Painting
For most kitchens, painting gets you a factory-quality look at a fraction of the cost and time of replacement. We'll be straight with you if your cabinets are a bad candidate for it. Request a free estimate and we'll tell you honestly which option makes sense for your kitchen.
A typical mid-size kitchen (around 20 cabinet doors) runs $2,500–$3,500. Larger or more detailed kitchens cost more. Get a free estimate and we'll walk your space and give you a firm number.
About 3 days for a standard mid-size kitchen, start to finish. We'll give you a realistic timeline specific to your kitchen at your estimate.
Yes — bathroom vanities, built-in cabinetry, millwork, and furniture are all part of what we do, not just kitchens. Ask us about it when you request your estimate.
Popcorn Ceiling Removal
Typical cost runs $350–$500 for a standard room, depending on size and how much repair is needed underneath. Request a free estimate and we'll give you a firm number for your space.
If your home was built before the early 1980s, it's worth knowing about before work begins. We factor this into how we handle older homes — ask us about it directly when you request your estimate.
About 3 to 5 days for a typical room, including surface prep and repair, not just the scraping. We'll walk you through the timeline for your specific ceiling.
Yes — that's our default for ceilings, not an add-on, given how much this climate drives mold and mildew concerns.
HOA & Condo Association Painting
We handle it. Color samples, board submissions, and approval forms are part of the process for us, not something we hand back to you. If your community has a color book, bring it to your free estimate and we'll take it from there.
ARB (Architectural Review Board) approval comes from your community's board and typically has to happen before any county or city permit is pulled — it covers material and color selections and often requires a refundable compliance deposit. We sequence both so you're not stuck redoing paperwork after the fact.
Yes, that documentation is part of what we provide as part of the ARB submission process. Ask us about it when you request your estimate.
We schedule around occupied units, coordinate timing with property managers, and sequence the work so residents know what to expect and when — not a surprise crew showing up outside their window.
Commercial Painting
Not if we plan it right. We offer flexible scheduling, including nights and weekends, specifically to minimize disruption to your customers and staff. Request a free estimate and we'll build a schedule around your hours.
We handle retail, office, and medical facility painting — each with the scheduling and care considerations that space type requires.
What we quote is what you pay. If something changes the scope once we're on site, you approve it before we do it — no surprise costs at the end.
Naples & Southwest Florida — Local Questions
Yes — Marco Island is one of our core service areas. It's worth knowing that Marco is a barrier island connected to the mainland by only two bridges, and it runs its own city permitting office separate from Collier County. We know the difference and plan around it.
All of them — Old Naples, Port Royal, Aqualane Shores, Park Shore, Pelican Bay, Pine Ridge, Vanderbilt Beach, Naples Park, Golden Gate, and Lely Resort, plus Marco Island, Bonita Springs, and Estero.
Mostly, but not entirely. Bonita Springs is in Lee County, not Collier County, which means a different permitting office and a different contractor licensing authority than Naples uses. We work in both counties and know the difference.
Yes. Estero is the newest of the towns we serve — incorporated in 2014 — with mostly newer construction and a lot of communities that run both an HOA and a CDD (Community Development District).
Our core service area is Naples, Marco Island, Bonita Springs, and Estero — all within about a 20 to 30 minute drive of our home base. If you're outside that area, reach out and ask; we may still be able to help.
Most homes here are built with concrete block construction and a stucco exterior, and stucco expands and contracts with Florida heat. Over time that movement creates hairline cracks — it's not a sign of bad construction, it's just what stucco does here eventually.
EIFS (also called synthetic stucco or Dryvit) is a different material system with different failure points than traditional stucco. We treat them as separate problems with separate repair approaches rather than one generic fix.
Standard guidance is 30 days of cure time before painting. If your timeline can't wait that long, we can prime sooner with the right product, but we won't skip the cure time altogether.
No. Cosmetic painting is exempt from permitting under the Florida Building Code, in both the City of Naples and Collier County. Structural stucco repair is a separate question — ask us if your project involves more than a straightforward repaint.
Yes. Marco Island runs its own City Building Department, separate from Collier County, and coastal/environmental review there is known for being particularly thorough — especially for anything touching seawalls or docks.
Both towns fall under Lee County rather than Collier County, which has its own contractor licensing office. We're familiar with both counties' requirements.
ARB stands for Architectural Review Board. Most gated and high-rise communities in Naples and the surrounding towns require ARB approval — color samples and material selections — before any exterior work begins. It's a separate step from any county or city permit, and it has to happen first. We handle the submission for you.
A CDD (Community Development District) is a separate governance layer that funds infrastructure and amenities through bond assessments — common in newer master-planned communities, especially in Estero. An HOA governs community rules and often architectural approval. Some communities have both, and we account for that in how we handle approvals.
It can. Any work disturbing paint or texture on a pre-1978 home falls under EPA lead-safe requirements, and we follow those practices properly. This applies to a meaningful share of homes in Naples Park, Golden Gate, and older sections of central Naples.
If your home was built before the early 1980s, it's worth factoring in before work begins. We account for this when we approach older homes rather than treating every ceiling the same way.
Hurricane season runs June through November, with peak activity in August and September. It's also when we see the most calls for post-storm exterior damage assessment and repair, typically October through December. If you're planning exterior work, timing around storm season is worth discussing at your estimate.
Yes — this is one of the most common times we get called, since the unit is empty and there's no disruption to daily life. We coordinate directly with your property manager or building if needed.
Yes. Salt air rolling off the Gulf reaches homes well inland, not just true waterfront properties — it causes accelerated oxidation and coating breakdown across most of our service area, not just beachfront homes.
Not directly for painting itself, but it can matter for flood exposure and moisture-related planning on exterior projects — something we factor in during your estimate if it's relevant to your property.
It varies a lot by neighborhood. Naples Park, Golden Gate, and much of central Naples are mostly 1950s–1980s construction — the core popcorn-ceiling and original-stucco demographic. Areas like Pelican Bay and Park Shore are more 1980s–2000s. Old Naples and Port Royal mix historic homes with newer high-end rebuilds. We tailor our approach to your home's actual age and construction, not a one-size-fits-all process.
